Property owners face increases in rates and charges
The Valuer General today gazetted new valuations for all properties in the State. Valuations are used by councils, SA Water and Revenue SA to calculate how much property owners need to pay for council rates, sewerage rates, emergency services levy and land tax. Any increase in property valuation could mean an increase in all these rates and taxes.
The Valuer-General is currently in the second year of a five year project to revalue all properties in the state in addition to the general annual valuation. The revaluation may mean that owners face increases in value larger than normal.
Advance SA MLC John Darley is urging all property owners to check their valuations by calling the Land Services Call Centre on 1300 653 346.
If owners believe their valuation is too high, they can lodge an objection through the Office of the Valuer General. The Valuer-General must support any increases in valuation with sales evidence of comparable properties in the same area. Property owners can request this information through the Land Services Call Centre.
John Darley MLC says:
“It is important that property owners are aware of any changes in their government valuation because it could mean that they will face an increase in rates and taxes too. By finding out what their valuation will be for the 2019/2020 financial year, they can budget accordingly or lodge an objection if they believe their value is too high. Although valuations have been gazetted, they do not come into force until 30 June 2019. Any owner who wants to object to their valuation can only do so after 30 June 2019.
